Mr. Bellotti takes an active role in the vision, strategy and project identification activities of BlueSkyCapital and is Managing Partner of the group. He was the Managing Director and Global Head of Capital Markets at Dresdner Kleinwort Wasserstein in London (2004-6) and over the course of 15 years prior to that he managed a number of divisions within Merrill Lynch in nine successive Managing Director positions in Sydney, New York and London. Previously he worked for JP Morgan. In 2000 he started his own property development and investment business - Aspen Blue Sky Holdings - and he has personally invested in and managed real estate projects since the early 1980s. Having spent over 20 years in senior investment banking positions on Wall Street and in the City of London and through his experience in running his own property development and investment business, Mr. Bellotti is a leader of the highest calibre who brings the necessary experience of real estate and capital markets to make high end real estate developments a reality.
Mr. Spence heads up the sourcing and negotiation of real estate projects for BlueSkyCapital's investment vehicles. Mr. Spence has established excellent relationships with leading international real estate developers, resort operators and hotel groups. In the last 10 years he has sourced over US$ 1 billion of real estate investments across the world and has built up a number of strategic relationships with key developers, hotel operators and sales/marketing firms in so doing. Prior to BlueSkyCapital, Mr. Spence was the founder and CEO of Worldwide Solutions Group, a niche private equity company specialising in residential, resort and hotel real estate. Mr. Spence successfully built up Worldwide Solutions Group over four years and opened offices in the UK and USA, where he oversaw the implementation, operation and sale of a number of small sized real estate investment vehicles. Mr. Spence has owned and run his own real estate businesses in both the UK and Europe for 12 years and prior to this his career began working through the ranks to a management role in sales & marketing for Imperial Tobacco, Colgate Palmolive and Coca Cola.
A former partner in the Aspen law firm of Kaufman & Peterson, Mr. Peterson has specialised in real estate law, entitlements and related business matters in resort communities for 30 years. He heads up all real estate legal matters for BlueSkyCapital. Having represented Mr. Bellotti for 15 years, Mr. Peterson joined him at Aspen Blue Sky Holdings in 2002, and since then has headed up project management for their real estate businesses. Mr. Peterson has overseen the creation of the ownership structure and all sales & marketing efforts for The Residences at The Little Nell. He also established and is the manager of RLN Realty, an independent real estate brokerage operation for that project. Mr. Peterson has also been engaged in the residential and commercial development business as a principal for over 20 years. He is a member of the Colorado Bar Foundation, a group of lawyers selected by their peers for their outstanding professionalism and ethical standards. He also holds the highest possible rating from Martindale Hubbell and is rated as one of the outstanding real estate attorneys in the United States.
Mr Seery has over 20 years of experience in the Global Capital Markets and heads up fund management operations at BlueSkyCapital. Prior to BlueSkyCapital Mr Seery worked as a hedge fund consultant. From 2003 to 2005 he worked at Dresdner Kleinwort as Global Head of Equity Derivatives (where he worked with Mr. Bellotti). In 1999 he was a founding partner of Mako Capital Partners (now Oxburgh Partners), a long/short equity hedge fund where he set up the business, raised significant capital and was responsible for all business operations, risk management, derivative product execution and investor relations. Prior to this Mr. Seery was a Managing Director at Morgan Stanley in the Equity Derivatives department. Mr Seery began his career in 1987 in the global derivatives division of Banker's Trust.
Mr Winward is responsible for structuring BlueSky Capital's funds and transactions to optimise pre and post-tax returns and ensuring compliance with the constraints imposed by the BlueSky's global investor base and investment strategy. Mr Winward has over 20 years' experience in the investment banking business. As a member of Dresdner Kleinwort's Executive Committee, Mr. Winward was responsible for the Structured Finance and Alternative Investment businesses and was Co-Head of Dresdner Kleinwort's Capital Markets businesses in the United States. In addition to the 10 years experience in Structured Finance, Mr. WInward was involved in a broad range of businesses both in New York and London including principal, private-equity and mezzanine investing, leveraged buyouts, mortgage warehouse lending, private placements, lease structuring and advisory. Mr Winward has a Masters in Law and is a Barrister of the Middle Temple , London.
Mr. Coflin has served in various executive banking positions in Colorado and the mid-Atlantic region of the US. At BlueSkyCapital, Mr. Coflin oversees the financial structuring of all investment vehicles and real estate development activities. He is also in charge of ensuring that all debt is secured for the group's investment vehicles and their projects. Prior to BlueSkyCapital, he worked with Mr. Bellotti and Mr. Peterson as a partner at Aspen Blue Sky Holdings since 2004. Prior to this, Mr. Coflin served as Division President of WestStar Bank overseeing all banking activities in the Aspen and Vail markets. He brings more than 20 years of real estate finance experience and 12 years of resort banking experience. His area of expertise is project finance, acquisitions analysis, and asset management.
Mrs Nuttall is responsible for institutional fund raising and works closely with strategic partners of BlueSkyCapital. She brings over 13 years of extensive institutional investment and fundraising experience to the BlueSkyCapital management team. Prior to BlueSkyCapital, Mrs Nuttall worked for Wachovia Securities as MD, Head of Fixed Income and Alternative Investment Distribution to Europe and the Middle East. She built a successful sales force that sold fixed income securities and structured products backed by cash flows from corporate loans, real estate loans, asset backed securities, private equity and hedge funds to institutional investors in Europe and the Middle East. Prior to this role, Mrs Nuttall worked at Merrill Lynch where she headed up the Nordic Strategic Credit Solutions desk when she also worked closely with the private equity sales force on Joint Venture projects. Mrs Nuttall began her career in finance at Morgan Stanley within the derivative solutions and credit sales area.
Mr Coghlan is responsible for fund raising and has over 20 years' industry experience in the wealth management and international real estate marketplace. In 1993 he founded the Prestige Group, the Dublin based international real estate investment house and holds the position of CEO. Prestige Group acts as a principle and advisor in originating, structuring, financing, developing and managing international real estate investments. Mr Coghlan has structured investment transactions in the UK, Western, Central and Eastern Europe, the USA and South Africa. As a result, Paul brings extensive international real estate investment and investment structuring experience to the team.
Mr. Walker heads up real estate analysis at BlueSkyCapital where he assesses the various residential and resort based real estate projects considered by BlueSkyCapital's funds. Mr Walker is directly involved with the group's capital investment sources, real estate procurement team and legal advisers as part of the assessment of the financial viability of potential projects prior to formulating investment vehicles and executing investments. Mr. Walker previously worked extensively across fund structuring and development within the group and has developed a range of real estate investment vehicles. Prior to BlueSkyCapital, Mr. Walker was the commercial director at Worldwide Solutions Group, the real estate investment group headed up by Mr Spence. Mr. Walker has also worked as the real estate business development analyst for Mr Bellotti at Aspen Blue Sky Holdings in Aspen, USA. Prior to his involvement in real estate, Mr. Walker successfully built up his own business consulting company in London before selling it to a public company in 2001. Mr. Walker started his career in management consultancy with Andersen Consulting (now Accenture).
Mr Wild heads up accounting, compliance and financial management at BlueSkyCapital and oversees the operation and administration of the group's investment vehicles through their lifecycle. Mr. Wild also manages the day to day financial operations of the group. Mr. Wild joined BlueSkyCapital from Worldwide Solutions Group where he was the finance director and headed up the financial implementation, accounting, auditing and financial reporting for all the group's real estate investment vehicles. Prior to this, Mr. Wild was at Umbro Plc where he was responsible for internal and external financial planning. Whilst at Umbro, Mr. Wild was heavily involved in their successful flotation on the London Stock Exchange. He also worked closely with a private equity bid for this public company. Mr. Wild completed his financial training at KPMG, one of the world's top four accountancy firms where he gained his Chartered Accountancy qualifications.
Mr Kearney's role at BlueSkyCapital is to establish and manage PR as well corporate marketing and the various service components of the company's investment vehicles and real estate projects. As part of this role, he oversees PR and marketing as well as elements of property management, rentals, events and operating agreements across BlueSkyCapital's investments. Mr Kearney was recruited to BlueSkyCapital from Worldwide Solutions Group where he was also head of marketing and services. Previously he was at the luxury holiday operator Scott Dunn where he worked as a head of department. At Scott Dunn, Mr Kearney ran a team that packaged, sold and operated luxury holiday products throughout the world. Prior to Scott Dunn, Mr Kearney spent six years working in sales, product development and brand management at another leading luxury holiday operator, Abercrombie & Kent. He has over 10 years of experience in product development and operations in the luxury holiday and resort industry.
Mr Gough is responsible for all research and analysis including the assisting with the assessing real estate opportunities, conducting third party reports and due diligence, collating industry research and assisting with risk management at BlueSkyCapital. He has processed and been involved with negotiations on over US$ 500mm of real estate acquisitions across UK, Ireland, Canada, USA, New Zealand, the Caribbean and Fiji, and his acquisition work has included a single US$ 60mm acquisition in the Marriot Ritz Carlton resort in Momi Bay, Fiji. Mr Gough also joined the company from Worldwide Solutions Group where he spent his first three years working across real estate acquisitions, investment, marketing, operations and finance. Following his success across the business and specifically in research and acquisitions Mr Gough was promoted to a managerial role in the acquisition team and from 2005 to 2006 he headed up real estate acquisitions for Worldwide Solutions Group.
Ms Hall oversees the creation of the organization that will lead real estate sales and marketing efforts for BlueSky Capital’s real estate projects and investment vehicles. As an attorney, over the past ten years Ms Hall has counselled clients in the acquisition, development and sale of residential, commercial and mixed-use properties, the majority with recreation or leisure components. During the past four years, Ms Hall has been directly involved with her clients’ acquisitions, developments and sales of more than $400 million of real estate. She has participated in all aspects of these real estate transactions including formation, structuring and management of entities for acquisitions and sales, strategic planning for developments and sales and project management. Most recently, Ms Hall provided counsel to the sales group for The Residences at The Little Nell, one of the world’s most financially successful fractional ownership projects.
Mr. Sachs will assist in business development, deal sourcing and analysis as well as institutional fund raising. He joins us from Colorado, where he recently completed his extensive MBA studies with honors, while having simultaneously built up a successful business in Aspen. Mr. Sachs has eleven years experience working for Galaxar, a private family office, as the Head Financial Asset Manager. In this role he completed several large commercial real estate purchase and sale negotiations as well as making both direct investments and managing a large portfolio of Private Equity, Venture Capital and Hedge funds.
Mr Sanguineti is responsible for risk management & financial analysis relating to BlueSky Capital’s overall fund performance. After having spent more than two years as a management consultant with McKinsey & Company in Italy, Mr Sanguineti is currently earning his MBA degree at the London Business School. Prior to joining McKinsey, Mr Sanguineti was a managing partner in a small Information & Communication Technology company. During his consulting career Mr. Sanguineti built a broad and diversified curriculum, contributing to the success of multiple projects and matured significant expertise in financial modelling and analysis. Mr. Sanguineti received a Master Degree with honours in Engineering from the University of Genoa.
Miss Lovatt heads up fund administration at BlueSky Capital where she manages the full investment process from pre-application communication through to investor reporting. Miss Lovatt has several years experience in financial services and joins the company from an advisory role at Your Move Real Estate Agents. Prior to this, she worked as an Independent Financial Advisor where she was heavily involved in internal compliance auditing and reporting. Miss Lovatt has also assisted in the establishment and development of various new enterprises throughout her career. Miss Lovatt started her career as a Paraplanner and completed her Chartered Insurance Institute qualifications at Inter-Alliance PLC, an AIM listed company.
