Blue Sky Capital was formed with a single purpose. To take advantage of the burgeoning market in hotel and leisure developments. All over the world people are realising the potential of investing in an alternative asset class of luxury real estate and in order to realise that potential a new breed of company has been created.
Global Destinations Fund I was raised in 2007-8. The closed ended fund aims to deliver superior, risk-adjusted returns through early stage investing in regular and distressed situations in ultra luxury, 5 and 6 star projects, on iconic sites in the world's leading destinations. This may include co-ownership residences, hotels, lots, condominiums and other portions of resort developments, which are acquired using the most efficient financing instruments. In all cases, the fund aims to protect capital by investing in the world's most exclusive sites and enhancing upside by creating significant value. Blue Sky Capital actively contributes its extensive co-ownership and sales and marketing expertise to projects that the fund invests in. Through Global Destinations Fund I, Blue Sky Capital takes advantage of the macroeconomic trend of extensive wealth creation that continues to motivate both retail and institutional buyers to acquire luxury real estate in the most exclusive locations, either for lifestyle or investment purposes, thereby accelerating the operation and ownership of highly "amenitised" 5 and 6-star assets in AAA locations. Since 2007 the fund has invested in a number of projects worldwide. The expected development timeline per project is 3-5 years with a 7 year total fund lifecycle. The Blue Sky Capital group is also involved in certain other luxury resort real estate investments and funds that were developed prior to the launch of Global Destinations Fund I. These include the most expensive and exclusive private residence club in the world and a ground breaking luxury residence business that is based on strong sustainable and environmentally friendly principals.
